What We Do
Make informed decisions with reliable environmental due diligence.
Vision Integrity provides thorough Environmental Site Assessments to identify potential liabilities, support transactions, and meet regulatory requirements. Our team delivers clear, defensible findings—so you can move forward with confidence.
We complete both Phase 1 ESA / Stage 1 PSI (desktop and non-intrusive) and Phase 2 ESA / Stage 2 PSI (DSI)(intrusive) investigations. Where needed, we also design monitoring programs and conduct ongoing inspections to verify conditions over time.
Key Services
- Phase 1 Environmental Site Assessments (ESA)
- Stage 1 Preliminary Site Investigations (PSI)
- Phase 2 Environmental Site Assessments (ESA)
- Stage 2 PSI / Detailed Site Investigations (DSI)
- Environmental Monitoring & Annual Site Inspections
- Groundwater Monitoring Programs
- IOGC Surface Lease Environmental Audits
- Environmental Liability Assessments for Mergers, Acquisitions, or Divestitures
- Soil Monitoring Programs
When You Need an ESA
- Property transactions & financing – purchases, divestitures, refinancing, or lease changes
- Change in land use – redevelopment, permitting, and municipal approvals
- Regulatory due diligence – site compliance checks, IOGC surface lease requirements
- Portfolio risk management – baseline conditions, ongoing monitoring, or closure
Phase 1 ESA / Stage 1 PSI
A non-intrusive review to identify actual or potential contamination risks.
Phase 1 ESA / Stage 1 PSI
A non-intrusive review to identify actual or potential contamination risks.
- Records review: historical aerials, fire insurance plans, directories, site files, regulatory databases, well and pipeline records, IOGC/municipal files (as applicable)
- Interviews: owners, occupants, operations staff, and relevant authorities
- Site reconnaissance: exterior/interior observations, surrounding land uses, potential sources and pathways
- Evaluation: identify Areas of Potential Environmental Concern (APECs) and recommend next steps
Typical References: CSA Z768 (Phase I ESA), applicable provincial guidance, CCME/IOGC requirements as applicable.
Phase 2 ESA / Stage 2 PSI (DSI)
An intrusive investigation to confirm and quantify issues identified in Phase 1/Stage 1.
Phase 2 ESA / Stage 2 PSI (DSI)
An intrusive investigation to confirm and quantify issues identified in Phase 1/Stage 1.
- Work plan & sampling design: targeted to APECs and relevant exposure pathways
- Field program: soil borings/test pits, groundwater well installation, vapour screening (where relevant), and sample collection under strict QA/QC
- Laboratory analysis: accredited labs; parameters aligned to site history and regulatory criteria
- Interpretation: delineation of impacts, preliminary risk considerations, and recommendations (monitoring, management, or remediation options)
Typical References: CSA Z769 (Phase II ESA), provincial soil/groundwater criteria, CCME guidelines, IOGC directives where applicable.
Monitoring & Ongoing Compliance
Where conditions require verification over time
Monitoring & Ongoing Compliance
Where conditions require verification over time, we can implement:
- Groundwater monitoring programs (well networks, sampling frequency, trends)
- Soil monitoring programs (targeted re-sampling, seasonal checks)
- Annual site inspections (visual checks, data review, performance updates)
- IOGC surface lease environmental audits (evidence-based reporting to support tenure and regulatory obligations)
